THIS PLACEMENT IS BASED ON THE SCOPE OF WORK, WHICH AT THIS POINT CONSISTS OF EXTERIOR FACADE RESTORATION.

THE APPLICANT ESTIMATES THE PROJECT WILL BE COMPLETED BY APRIL 30TH OF 2025.

THEY'RE COMBINED INTO THIS ONE USE.

IN ORDER TO BE MORE SPECIFIC, THE RECOMMENDATION FROM THE COMMISSION WAS TO SEPARATE THEM INTO TWO USES SO THAT WE HAVE ONE THAT'S CLEARLY AUTO FUELING, WHICH IS A GAS STATION, AND THEN WE HAVE ANOTHER ONE, WHICH IS AUTO SERVICE STATION, WHERE YOU ARE THE ACTION.

THE ACTIVITY IS REPAIR AND MAINTENANCE OF VEHICLES AND SOME OTHER ASSOCIATED ITEMS. BY SEPARATING THEM INTO TWO LAND USES, THEN WE CAN REGULATE THEM DIFFERENTLY.

SO YOU'LL SEE THAT STAFF IS RECOMMENDING THAT AUTO FUELING STATION BE PROHIBITED ON BROADWAY FROM 6TH TO 59TH STREET.

WE ALREADY HAVE THESE LIMITED STANDARDS THAT ARE APPLICABLE IN THE CENTRAL BUSINESS ZONING DISTRICT AND IN THE MULTIFAMILY ZONING DISTRICT CURRENTLY DO NOT APPLY TO COMMERCIAL. SO WE TALKED ABOUT THIS LAST TIME.

THEY ARE SOME LIMITATIONS THAT WILL PROVIDE FOR A HIGHER QUALITY DEVELOPMENT IF WE SEE A NEW SELF-STORAGE AND THAT IS THAT IT BE IN A MIXED USE BUILDING THAT'S LIKE THE EXISTING FACILITY WE HAVE ON STEWART ROAD THAT HAS A BAND OF RETAIL USES ON THE BOTTOM OF THE BUILDING, AND THE STORAGE ALL TAKES PLACE AT THE TOP.
