LEGAL DESCRIPTION OF THE PROPERTY IS ABSTRACT.

121 HALL AND JONES SURVEY TRACT 23, AKA LOT ONE SUBJECT SITE IS LOCATED IN THE SAN LUIS PASS ROAD SUBDIVISION.

A SINGLE FAMILY DWELLING IS LOCATED TO THE EAST AND A BEACH AND DUNE SYSTEM ARE LOCATED TO THE SOUTH OF THE SUBJECT PROPERTY.

ACCORDING TO THE BUREAU OF ECONOMIC GEOLOGY, THE AREA IS ERODING AT A RATE OF 1 TO 2 FEET PER YEAR. THE PROPOSED CONSTRUCTION OF THE ADDITIONS ARE APPROXIMATELY 33 FEET FROM THE NORTH TOE OF THE CRITICAL DUNE AREA AND 213 FEET FROM THE LINE OF VEGETATION.

THIS IS LANDWARD OF THE DUNE PROTECTION LINE AND WITHIN THE PLANNING COMMISSION REVIEW AREA. ACCORDING TO THE APPLICATION MATERIALS, THE PROPOSED CONSTRUCTION ACTIVITIES APPEAR TO BE LANDWARD OF ALL DUNES AND DUNE VEGETATION.

THEREFORE, MITIGATION ACTIVITIES ARE NOT PROPOSED.

THE REQUEST CONFORMS TO THE CITY'S OF GALVESTON'S DUNE PROTECTION AND BEACH ACCESS PLAN AND EROSION RESPONSE PLAN.

UPON CONSIDERATION OF ALL PERTINENT COMPONENTS OF THE CHAPTER 29 PLANNING AND BEACH ACCESS, DUNE PROTECTION AND BEACHFRONT CONSTRUCTION AND THE GLOS COMMENTS RECEIVED IN THE COURSE OF CONSIDERING THIS PROPOSED CONSTRUCTION STAFF RECOMMENDS APPROVAL OF THIS APPLICATION WITH CONSIDERATIONS.

STAFF WILL INCLUDE AND REQUIRES ADHERENCE TO THE GLOS COMMENT LETTER WITHIN THE ACTION LETTER, WHICH SERVES AS BEACHFRONT CONSTRUCTION CERTIFICATE AND DUNE PROTECTION PERMIT.

STAFF REPORT PAGE TWO LISTS THE CONDITIONS OF APPROVAL AND NOW STAFF HAS PREPARED PHOTOS OF THE SUBJECT PROPERTY FOR YOUR REVIEW.

FIRST WE SEE THE AERIAL IMAGE, WHICH SHOWS THE SLIGHTLY ERODING NATURE OF THE SHORELINE AT THE SITE, AS WELL AS PERSPECTIVE FOR THE DISTANCES FROM THE DUNES, VEGETATION.

AND THEN ON THE NEXT SLIDE, WE SEE THE SAME WITHOUT THE FLOOD OVERLAYS.

ON THE NEXT SLIDE, WE SEE THE PROPOSED SITE PLAN IN RELATION TO THE PROPERTY BOUNDARIES AND DISTANCES TO THE DUNES.

PLEASE NOTE THE ONLY EXCEPTIONAL THING IN THIS CASE IS THEY ARE DOING WORK ON BOTH THE FRONT AND BACK OF THE HOUSE HERE.

THE WORK ON THE FRONT OF THE HOUSE IS OUTSIDE THE PURVIEW OF THE PLANNING COMMISSION AS ITS FURTHER THAN 75 FEET FROM THE NORTH TOE OF THE DUNE.

SO WE'RE NOT CONSIDERING THAT, AND MATERIALS FOR THAT HAVE BEEN OMITTED.

ON THE NEXT SLIDE, YOU AGAIN HAVE THAT SURVEY AS WELL AS A RENDERING OF THE CURRENT EXISTING SOUTH DECK, AS WELL AS THE PROPOSED ADDITION AS A BIT OF PERSPECTIVE FOR WHAT IS BEING PROPOSED HERE.

ON THE NEXT SLIDE, THE PROPOSED LAYOUT, WHICH SHOWS THE EXACT DISTANCE OF THAT DECK FROM THE 25 FOOT OFFSET AND SHOWING THAT IT IS THAT FULL EIGHT FEET AWAY FROM THE 25 FOOT OFFSET. SO YOU'VE GOT A 33 FOOT DISTANCE FROM THE NORTH TOE HERE.

ON THE NEXT SLIDE IT'S THAT SAME DRAWING.

JUST I THOUGHT IT WOULD BE EASIER TO SEE ON THESE TVS IF I ZOOMED IN A BIT.

AND FINALLY, ON THE NEXT TWO SLIDES, WE'VE GOT PHOTOS OF THE BACKYARD SHOWING THE DISTANCE FROM THE DUNES HERE AND THEN JUST STANDING AT THAT DUNE LINE SHOWING THE BACKYARD. A FINAL COMMENT IN YOUR STAFF PACKETS AFTER SECTION C SITE PLANS AND DRAWINGS, YOU SHOULD HAVE TWO NOTES FROM THE APPLICANT WHO WAS UNFORTUNATELY UNABLE TO MAKE IT TODAY, BUT WHO HAS INCLUDED NARRATIVES DETAILING BOTH THE DESIRE TO PUT IN THIS DECK, AS WELL AS ADDRESSING ONE POTENTIAL CONCERN THAT THE DECK BOARDS WILL BE SPACED SO AS NOT TO IMPACT HYDROLOGY IN THE AREA.
