CONFORMANCE. STAFF FINDS THAT THE NEW CONSTRUCTION GENERALLY CONFORMS TO THE DESIGN STANDARDS FOR HISTORIC PROPERTIES.
THE FOLLOWING MODIFICATIONS WILL ENSURE THAT THE MASSING AND SCALE OF THE NEW CONSTRUCTION WILL BE IN KEEPING WITH THE SURROUNDING HISTORIC STRUCTURES.
DESIGN STANDARDS 3.24 AND DESIGN STANDARDS 3.25.
WHILE THE OVERALL HEIGHT IS IN KEEPING WITH THE SURROUNDING HISTORIC PROPERTIES, THE WALL PLATE HEIGHT OF THE GROUND FLOOR IS TALLER THAN TYPICALLY FOUND IN THE DISTRICT.
THE HEIGHT OF THE FINISHED FLOOR IS PROPOSED TO BE 12.5 FEET FROM GRADE.

STAFF RECOMMENDS THAT THE HEIGHT OF THE GROUND FLOOR BE REDUCED TO THE NINE FEET.

ASSIGNING EXPOSURE IN THE HISTORIC DISTRICT IS 4-6 INCHES.
