THE BUILDING CURRENTLY ONLY PROVIDES ONE EXIT FOR OCCUPANTS TO UTILIZE DURING EMERGENCY SITUATIONS.

THEREFORE, THIS IS A REQUEST, YOU KNOW, IN AN EFFORT BY THE APPLICANT TO ADDRESS THOSE LIFE SAFETY REQUIREMENTS OF THE BUILDING CODE.

THE APPLICANT IS REQUESTING A PERMANENT LICENSE TO USE FOR THE EGRESS STAIRS AND LANDING AS REQUIRED BY THE 2012 IBC.

THE PROPOSED STAIR AND LANDING WILL ENCROACH JUST OVER FOUR FEET INTO THE ALLEY RIGHT AWAY, AS SHOWN IN EXHIBIT B OF YOUR REPORT.

STAFF RECOMMENDATION DUE TO SPACE CONSTRAINTS.

AS THE BUILDING FOOTPRINT COVERS, THE ENTIRE LOT AREA, STAFF FINDS THAT THE PROPOSED EMERGENCY STAIR LANDING LOCATION IS PREFERRED FOR LIFE SAFETY REASONS.

WE DO HAVE WE DIDN'T REALIZE THAT THIS WAS AN ISSUE INITIALLY BECAUSE WE PROVIDE EGRESS WINDOWS FROM BOTH, FROM TWO OF THE BEDROOMS ON THE SOUTH SIDE OF THE BUILDING.

THEY ACTUALLY THE ISSUE COMES UP AND NOT TO GET TOO DEEP INTO IT, BUT BECAUSE THOSE WINDOWS AND THEN THE SECOND EXIT LEAD TO A COURTYARD THAT THE INHABITANTS COULDN'T GET OUT OF.

SO ESSENTIALLY, THE THE SECOND EXIT HAS TO ENTER OUT ONTO A RIGHT-OF-WAY.

AND SO THAT WAS THE OBJECTION FROM THE FIRE MARSHAL.

WE PROPOSED THIS SOLUTION.

IT DOES A COUPLE OF THINGS.

THE BUILDING HAS AN ELEVATED CONCRETE SLAB AS IT'S FINISHED FLOOR.

SO WE'RE UP ABOUT FORTY TWO INCHES ABOVE THE GRADE HERE IN ORDER TO EXIT OUT THIS LANDING WILL ACTUALLY BE SITUATED OVER WHAT SHOULD HAVE BEEN ONE OF THE PHOTOGRAPHS IN THE EXHIBIT WHERE YOU MIGHT SEE A PIPE THAT SEEMS TO BE COMING OUT OF THE ALLEYWAY AND THEN TURNS 90 DEGREES AND GOES INTO THE BUILDING.

SO THIS STAIR AND LANDING WILL ACTUALLY BE BUILT RIGHT OVER THE TOP OF THAT PIPE, IF YOU CAN SEE IT, AND ACTUALLY PROTECT IT BETTER THAN IT IS NOW.

RIGHT NOW, IT'S EXPOSED.

IT COULD BE HIT BY SOMEBODY DRIVING DOWN THE ALLEY OR A TRASH TRUCK OR SOMETHING LIKE THAT. SO THIS PROTECTS IT A LITTLE BIT.

AND II ALSO IF WE WERE TO CUT THE CONCRETE SLAB INSIDE THE BUILDING AND DROP THESE STAIRS DOWN INSIDE THE BUILDING, IT WOULD REQUIRE US TO TO MOVE THAT PIPE BECAUSE THE DOOR IS SITUATED SUCH THAT IT COMES OUT DIRECTLY AT THAT PIPE.

AND SO THIS COMES OUT ABOVE IT AND THEN TURNS AND GOES DOWN TO THE TO THE ALLEY, IF THAT
