SITE DETAILS, THE SUBJECT'S SITE IS CURRENTLY VACANT.
THERE WAS A STRUCTURE ON THE SITE AS 2012.
THAT HOUSE HAD A FIRE IN 2010 AND WAS HEAVILY DAMAGED.
THE SURROUNDING PROPERTIES TO THE NORTH, SOUTH, AND WEST ARE ALL SINGLE-FAMILY DWELLINGS.
SO PROPOSED STRUCTURE IS A TWO-STORY SINGLE-FAMILY DWELLING AND A PEARING BEAM FOUNDATION WITH A DOUBLE GALLERY PORCH.
THE GARAGE APARTMENT WILL BE LOCATED AT THE REAR OF THE LOT.
PLEASE NOTE THE DESIGN STANDARDS FOR HISTORIC PROPERTIES FOR YOU IN YOUR STOCK REPORT.
STAFF FINDS THAT THE NEW CONSTRUCTION GENERALLY CONFORMS TO THE DESIGN STANDARDS FOR HISTORIC PROPERTIES.
THE FOLLOWING MODIFICATIONS WILL ENSURE THAT THE MAPPING AND SCALE OF THE NEW CONSTRUCTION WILL BE IN KEEPING WITH THE SURROUNDING HISTORIC STRUCTURES.
THE SKIRTING ON THE ACCESSORY STRUCTURES SHOULD BE BOARD AND BATON.
BOARD AND BATON IS SHOWN ON THE RIGHT AND LEFT ELEVATIONS, OR THE FRONT AND REAR ELEVATIONS ALSO NEED TO INDICATE BOARD AND BATON.
THE HOUSE IS SIGNIFICANTLY TALLER THAN THE HOUSES DIRECTLY TO THE EAST AND WEST.
THE HEIGHT OF THE HOUSE TO THE EAST IS 28 FEET AND TO THE WEST IS 24 FEET.
THE HEIGHT OF THE HOUSE IS SUPPOSED TO BE 37 FEET.
AS CURRENTLY PROPOSED, THE HOUSE IS LOCATED 8.5 FEET ABOVE THE REQUIRED BASED FLOOD ELEVATION, FOR WHICH ALL MEASUREMENTS ARE TAKEN FROM SEA LEVEL.
SO THEY'VE REQUIRED THAT BASE FLOOD ELEVATION IS 11 FEET.
THERE'S AN ADDITIONAL REQUIREMENT CALLED THE FREE-BOARD.
IT'S ADOPTED BY THE CITY OF GALVESTON OF 1.5 FEET, THAT MAKES THE TOTAL REQUIRED ELEVATION AT 12.5 FEET,

AND THE PROPOSED ELEVATION IS 21 FEET FROM SEA LEVEL.IN ORDER AND CONFORMANCE WITH THE DESIGN STANDARDS, STAFF RECOMMENDS THE ELEVATION BE REDUCED TO THE REQUIRED 12.5 FEET.
THEN STAFF ALSO RECOMMENDS THAT THE WIDTH OF THE FRONT STAIR BE INCREASED TO THE FULL WIDTH OF THE TWO COLUMNS FLANKING THE FRONT DOOR.
STAFF RECOMMENDS THE REQUEST BE APPROVED WITH THE FOLLOWING CONDITION.
